What Happens When Nobody Touches It
A condensate line clogs slowly. Dust that slips past the filter mixes with water and grows into a slimy plug, usually right at the trap or the first elbow. Water sits in the drain pan instead of draining. If the pan has a float switch, the AC shuts off and you come home to a warm house. If it does not, the pan rusts through or overflows. We have pulled up soaked subfloor over crawlspaces where the water table is already high and nothing dries out. Ceiling stains under an attic air handler are the other common ending. None of that is a sudden failure. It is months of a pipe nobody looked at.
The Simple Habit That Prevents It
Pour a cup of distilled vinegar into the access opening on the condensate line, then let it sit and rinse with water. That is the whole habit. If you cannot find the access point, ask us to show you where it is on your system so you are not guessing. The other half of the habit is your filter. A loaded filter sheds fibers and dust straight toward the coil, and that debris is what feeds the clog in the first place. Change the filter on schedule and the line stays cleaner on its own. Keep the area around the indoor unit clear so you can actually see the pan.
How Often, Realistically
Twice during cooling season is a fair target in our climate, once when you first run the AC and once mid summer. Hurricane season humidity means your system is pulling a lot of water for months, so the line stays wet and biology keeps growing. Homes with pets, ongoing remodeling dust, or an air handler in a damp crawlspace usually need it more often. If you have had a clog before, treat it as a yearly problem and stay ahead of it. We flush the line and check the pan and float switch during maintenance visits, so if we are already coming out, that part is covered.
Warning Signs It Is Already Too Late
Water on the floor near the indoor unit, a damp musty smell when the AC runs, or a brown ring on the ceiling below an attic unit all mean the line has backed up. An AC that shuts off after running a while and restarts later is often a float switch doing its job. Standing water in the drain pan is the clearest sign. Also watch for no water at all coming from the outside drain line on a humid day, because that means it is going somewhere else. Call us at that point rather than waiting. Clearing a line is small work. Replacing a rusted pan and drywall is not.

Can I use bleach in my condensate line?
We recommend distilled vinegar instead. Bleach can corrode metal drain pans and fittings over time, and it is harsh on the coil if it splashes back. Vinegar handles the slime without the corrosion risk.
Why does my AC shut off by itself and then restart?
That is often a float switch cutting power because water is backing up in the drain pan. The system restarts once the level drops. It is a warning, not a fix, so have the line cleared before the pan overflows.
Should water be dripping outside my house from a pipe?
Yes, during cooling season that small drip or trickle from the condensate line is normal and means the system is draining. No water on a humid day is the thing to worry about, because it is going somewhere else.
