Leaky Duct Diagnosis

Leaky duct diagnosis is the process of finding where conditioned air escapes your duct system before it reaches your rooms, and we do this work for homeowners across Virginia, Maryland, Delaware, North Carolina, New Jersey, Pennsylvania, West Virginia and Washington DC. You need it when one room never gets comfortable, when the AC runs far longer than it used to, or when a crawlspace or attic feels like it is being cooled instead of the house. Call us and we will schedule a look at the duct runs.

What the job involves

We start at the air handler and work outward, following the supply and return runs into the crawlspace, basement or attic. We look for separated joints, crushed flex duct, torn insulation and tape that gave up years ago. Static pressure readings and airflow at the registers tell us how much air is actually arriving versus how much the blower is moving. In much of the region the high water table makes crawlspaces damp, and damp ducts fail at the seams first, so we pay close attention down there.

What we check

We check every accessible connection at plenums, boots, takeoffs and returns, since those are where most loss happens. We confirm the register boots are sealed to the floor or ceiling, not just resting in the hole. We compare temperature at the supply plenum against temperature at the farthest register to see how much you lose in transit. Return leaks matter too, because a leaky return in a humid crawlspace pulls moist air into the system and makes hurricane-season humidity worse indoors.

How we decide it is the right call

If your equipment tests out fine but rooms still fight each other, ductwork is usually the reason, and diagnosis comes before any repair quote. Long cycles, dusty registers, whistling at a joint or a system that keeps up in spring and loses in August all point the same direction. Sometimes the answer is sealing a handful of joints. Sometimes a run is undersized or crushed and needs replacing. We tell you which one it is and why, then let you decide the order of work.

Leaky Duct Diagnosis — quick answers

How do I know if the problem is my ducts and not the AC?

If the outdoor unit and blower test normal but airflow at the registers is weak or uneven, ducts are the likely cause. We measure both before saying anything, so you are not guessing.

Can you check ducts in a wet crawlspace?

Yes. Damp crawlspaces are common across the region, and we inspect the runs there because moisture is exactly what loosens tape and rots duct insulation at the seams.

Will fixing duct leaks help with humidity?

Often yes. Return-side leaks pull humid crawlspace or attic air into your system, so sealing them lets the AC work on house air instead of outdoor moisture.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form. We ask what changed, when it started, and what the thermostat reads against the actual room temperature. That short conversation tells us what parts to load on the truck.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, the electrical side, airflow through the filter and coil, refrigerant behaviour and the outdoor unit. You get a plain explanation of what failed and why, before any work starts.

  3. Step 3

    Repair and verify

We make the repair, then run the system through a full cycle and measure temperatures at the supply and return. If something upstream caused the failure, we tell you so it does not repeat.

Why homeowners call us

  • We know salt airCoastal homes lose condenser coils to salt corrosion years before inland systems do. We look for fin damage and pitted line sets on every visit, because a clean-looking unit can still be shedding capacity from the outside in.
  • Humidity is part of the jobHurricane-season air loads a system in ways a temperature reading will not show. If your house feels clammy at 74 degrees, we look at run times, airflow and drainage rather than just adding refrigerant and leaving.
  • Crawlspace realitiesHigh water tables mean wet ground under ductwork, rusted plenums and condensate lines with nowhere good to drain. We check what is happening under the floor, since that is often where comfort problems actually begin.
  • Straight answersWe tell you what failed, what it will take to fix, and whether a repair makes sense on an older system. No pressure to replace something that has honest years left in it, and no vague diagnosis.
  • All major brands, gas & electricIndependent service on Carrier, Trane, Lennox, Goodman, York and the rest.
  • Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
