Water and a heating system feel like they should not go together, and you want to know whether this is a five minute fix or the start of something expensive. Here is where that water usually comes from and what to do next.

What a Puddle by the Furnace Is Telling You

Water around a furnace almost always means condensate is going somewhere other than the drain. High efficiency furnaces pull so much heat out of the exhaust that moisture forms inside the unit, and that water has to be carried away by a drain line. Standard older furnaces do not make condensate, so a puddle under one points at something else in the same closet, usually the air conditioning side or a humidifier. Either way it is a drainage problem far more often than a cracked part. It is what sits in it: electrical components, a metal cabinet, and the floor around them.

Cause One: A Clogged or Disconnected Condensate Drain

This is the cheapest and most common answer. Condensate lines run to a floor drain, a condensate pump or outside, and they collect dust, rust flakes and biological slime. Once the line plugs, water backs up in the drain pan or the furnace base and spills out the seams. In our region the humidity through hurricane season loads those lines fast, and crawlspace runs over a high water table can back up from the far end too. Sometimes the line is simply knocked loose behind the unit. A condensate pump with a stuck float will also flood, and you can often hear it not running when it should.

Cause Two: The AC Side, Cause Three: The Vent, Cause Four: Internal Damage

If the puddle shows up when you are cooling rather than heating, the evaporator coil sitting above your furnace is the likely source. A frozen coil, a plugged secondary pan drain or a dirty filter starving airflow all end with water dripping onto the furnace cabinet. Next up is the flue. A high efficiency furnace vents through plastic pipe, and a sagging or blocked run lets condensate collect and drain backward into the unit. Least common and most serious is internal damage: a rusted heat exchanger area, a split inducer housing or a cracked collector box. Those are diagnosis and parts, not cleanup.

What You Can Safely Check Yourself

Keep it simple and keep your hands off anything gas, refrigerant or high voltage. Turn the system off at the thermostat so it stops making more water. Check the filter and change it if it is loaded, since a dirty filter is behind plenty of frozen coils. Confirm your supply and return vents are open and unblocked. Check whether a breaker has tripped. Mop up the standing water and put down a towel so you can see whether it comes back. Look at the outdoor unit and clear leaves and grass clippings from around it. That is the whole list. If you ever smell gas, leave the house first, call 911 or your gas utility from outside, then call us.

That means opening the cabinet, checking the drain pan and both drain outlets, and clearing the condensate line with pressure rather than poking at it. We test the condensate pump and its float, check the pump's discharge line for a kink or an ice plug, and verify the flue pitch so it drains the right direction. We inspect the collector box, inducer housing and pressure switch tubing for cracks and rust. On the cooling side we check airflow and coil condition. Then we tell you which of those caused your puddle and what it takes to keep it dry.

Is water around my furnace dangerous?

The water itself is not, but it sits next to electrical parts and can rust the cabinet and floor. Shut the system off at the thermostat, dry the area and have it looked at before you run it again.

Why does it only leak when the AC runs?

Your evaporator coil sits in the same cabinet and makes condensate all summer. A plugged drain, a dirty filter or a frozen coil sends that water onto the furnace instead of down the line.

Can I just keep mopping it up?

Not for long. A backed up drain will eventually trip a safety switch and shut the system down, and standing water rusts metal and damages flooring. Get the drain cleared and the cause identified.
